2024 Property Association Dues

$1,317.72 per year with payments of $329.43 due quarterly.  

There is a $100 transfer fee for new purchases.

Heron's Roost is a private gated community of pastel colored, cottage style, single family homes in the Town of Fulton, TX.  It is located between Fulton Beach Road and Business Highway 35, just south of the Aransas County Airport and north of Fulton Harbor.  The location is shaded by live oaks on the upland western side with spectacular open views of Aransas Bay on the east side.  It is a remarkably friendly and close knit community with a mix of full time and seasonal residents, weekenders, retirees, working families and empty nesters.  Neighborhood amenities include landscaped common areas, a private bay side park area and lighted fishing pier.  Residents participate in neighborhood and area social activities, arts such as painting and photography, outdoor activities, volunteering and more!

The first homes in Heron's Roost were completed in 2000.  The Property Owners Association was incorporated in 2004 and turned over to the residents shortly thereafter.  There are a handful of undeveloped lots in addition to resale properties available for purchase.
